Main Responsibilities:

• Management of a small operational facility management team, which is responsible for technical property management.
• Responsible for tactical facility management with commercial focus for multiple sites within Constanta Port region.
• Developing and budgeting of a maintenance strategy as well as budget control.
• Supplier management and creation of service level agreements.
• Commissioning, coordinating and documenting maintenance, routine checks and repairs of buildings, outside areas and technical facilities, also via CAFMS (FM software).
• Invoice control of all facility management related costs.
• Evaluation of savings potentials to optimize life cycle costs and building operation.
• Steering & Control of property check tours.
• Support of the REO & SSR with small construction and rental projects on site level.

Professional Expertise:

• Experience in similar positions (minimum 3 years)
• Good knowledge of facility management
• Knowledge of norms, standards, legal and technical guidelines
• Project management skills

• Personnel management of a small local team.
• High degree of self-organization - you have a “we can do it” attitude.
• Ability to work independently - you do what needs to be done.
• Working with multidisciplinary teams, promoting cross-team information transfer & collaboration. Hands-on mentality & all-round knowledge - you are doing the right thing, not the easy thing.
• Service mentality - you feel responsible for “your” properties and the technical facilities.
• Proficient use of English (B2, C1)
• MS Office, Teams and SharePoint basic use
• Dynamic and open for commuting and traveling (10-20%)
• Disciplined, creative and analytical thinking
• Driving license (cat B)
