• Manage the day-to-day accounting activities for an allocated portfolio of shopping centers and related companies.
• Ensure accurate recording of accounting transactions, including accounts payable, accounts receivable, treasury operations, revenues, expenses and fixed assets.
• Process and verify supplier invoices in compliance with company procedures and contractual documentation.
• Issue customer invoices, allocate receipts and monitor outstanding balances.
• Perform bank reconciliations and monitor cash flow activities.
• Prepare monthly account reconciliations and support month-end and year-end closing processes.
• Participate in the preparation of management reports, budget versus actual analyses and other financial reports.
• Prepare VAT returns and other statutory tax declarations in compliance with Romanian legislation.
• Maintain accounting records and supporting documentation in accordance with legal and internal requirements.
• Support internal and external audits by providing requested financial information and documentation.
• Collaborate closely with internal departments, property teams and external stakeholders to ensure smooth financial operations.
• Contribute to process improvements and support the integration of newly acquired properties into the company's financial reporting framework.

As AFI Romania continues to expand its portfolio of retail, office and mixed-use properties across the country, we are looking for an experienced and detail-oriented Accountant to join our Finance team. In this role, you will be responsible for the accounting activities of an allocated portfolio of companies and real estate assets, working closely with colleagues from Property Management, Leasing, Operations and Finance to ensure accurate financial reporting, regulatory compliance and efficient financial operations. Requirements:

• University degree in Accounting, Finance or Economics
• Minimum 3-5 years of accounting experience, with prior experience in a large accounting or consultancy company being considered a significant advantage; exposure to Real Estate or Property Management activities is a plus
• Good knowledge of Romanian accounting and tax regulations
• Advanced Microsoft Excel skills (formulas, pivot tables, lookups, data analysis)
• Experience working with ERP systems; SAP experience represents an advantage
• Medium level English (written and spoken)
• Strong analytical and problem-solving skills, with attention to detail
• Organized and proactive approach, with the ability to manage multiple deadlines
• Team player with excellent communication and collaboration skills
